RENTAL APPLICATION PROCESs

For your convenience we have a fully online application process! Please read all information below prior to applying so that you can be fully prepared for our leasing process.

  • Application Criteria

    • If you are applying with roommates, they need to submit their applications at the same time/day. We do not work with partial groups. All applications are first come, first serve and groups are not placed in line for a unit until all roommates have submitted their applications. 
    • To submit an application go to our Available Properties Tab and click on the property you want to apply for (if you are already working with our office on an unlisted property, you will be emailed the application link directly). Carefully read through the application instructions and note the information below.
    • The tenant who will be residing in the unit must be the one to submit the application. We cannot accept applications submitted by anyone other than the adult who will be living in the unit. 
    • The non-refundable application fee of $75 is invoiced at the time of your application. 
    • If you plan to bring any animal (Pet, ESA or Service Animal) to the unit, you must list the animal on your application at the time you apply. Unauthorized animals found in your unit will result in a fine.  
    • You will need your photo ID handy to upload a photo before you submit your application. No personal photos accepted. 
    • The guarantor form must be signed by your guarantor, notarized and attached to your application on the Attach Documents page. 
    • If you do not have a guarantor - you will also be required to upload your proof of income at this time for 3x the monthly rent amount. When using income in lieu of a guarantor form, you must meet the 3x monthly rent and meet the credit score requirement of 650 or above. If you do not meet the income and credit requirement, you will need a guarantor in order to be approved. 
  • After applying

    After the application, application fee and parent guarantor form have been received from you (and all of your roommates), our office will perform the credit and background checks. 

  • Once Approved

    Once approved, you will be sent a link to activate your tenant portal and pay the leasing fees. The leasing fees for all tenants include a $200 non-refundable administration fee and a refundable security deposit (amount varies between units). All fees must be paid within 48 hours of the portal activation email and prior to the lease being sent. The lease will not be sent until all roommates have paid their leasing fees. If fees are not received by ALL roommates within the 48 hours, we will proceed with the next applicants. 

  • Leasing

    The lease will be sent electronically after all leasing fees have been paid. You (and your roommates) will have 48 hours to sign the lease. Once signed, the leasing process is completed.

  • Do you provide tours of units and houses?

    To protect the privacy of our tenants as well as the safety of our staff, we do not offer in person tours. However, we provide photos of units and do have 3D tours for the majority of our properties. 



  • Who must submit an application?

    Anyone above the age of 18 who will be residing in the unit will need to submit an application. A credit and background check is run on all applicants.

  • Do you roommate match?

    Our office does not offer roommate matching. You can either lease the entire unit on your own or you will need to apply with a roommate of your choosing. 

  • Does my application hold the unit?

    We do not hold units. In order to secure your unit you and your roommate(s) will need to complete the application/leasing process in a timely manner. The application process is first come, first serve. However, if we do not receive your fees and other application items within the timeline provided, we will email you and then we will move on to the next applicant.



  • What are your pet and/or ESA requirements?

    We are animal lovers - this is why many of our properties do allow pets! At those properties, pets are allowed with a $30 monthly pet fee. No additional deposit is required. We do require all pet owners to create a pet profile for their animal on our third party site and sign a pet addendum. There is a 1 animal limit for 1 bedroom properties and a  2 animal limit for all other pet friendly properties. 


    ESAs are allowed with proper documentation. We require all tenants with ESAs to submit their current ESA letter from a licensed professional, require an animal profile on our third pary site and an addendum to your lease.


    Any animal that you own and plan to bring to the unit must be listed on your application when applying. 


    We also have some units that do not allow pets. Please do keep in mind that properties with a no pet policy have this rule due to either the size of the unit, age of the units, accomodation for tenants with allergies/weariness of animals, a lack of greenspace available to safely take care of an animal's needs as well as the homeowner's personal  preference for the use of their property.  Please review the property page and advertisement to ensure that the unit you are applying to can accommodate animals prior to applying.

  • What if I am a full time student (no income)?

    We have many tenants who are full time students! If you are not employed and a student, please fill in the income section of your application using the information for your college/university and your occupation as student. We do require all student tenants to provide a parent guarantor form as well. 

  • What if I am a first time renter with no rental history?

    We have many first time renters! If you have not rented before, please fill out the previous address section to the best of your ability using your home address. 

  • If myself or my roommate do not submit the required items within the deadline given, will we receive our application fees back?

    Application fees are non-refundable. You and your roommate provided the deadlines above, we will have to offer the unit to the next group in line and your application fees will not be refunded.

  • Why did my application get denied?

     If we are unable to approve your application you will be emailed an explanation. Common reasons that applicants can be denied include, but are not limited to, not meeting the income requirements without a guarantor, amounts in collections, previous eviction history, and criminal records.
